Take
one look at the Spotsylvania map and you will recognize that virtually
half of the county’s land mass is accessed by one road; Route 606. This
is also the obvious route for the I-95 commuter. The number of feeder creeks,
streams, and branches that feed into this river of people is quite amazing.
And all this volume of traffic is channeled onto one stretch of road passing
right in front of our site; Traveler’s Crossroads. Does any one see opportunity
here?
Spotsylvania County has been one of the
leaders in Virginia for growth. The southern portion of the county has
been quietly filling up with people who seek to live on acreage. This last
affordable section of the county represents approximately ½ the
land mass. I think they call that ‘sprawl . . .,” well, at ANY rate; there
is a lot of it.
Do you remember Lake Land ‘or and Lake
Caroline? Well. . , they are now practically full . . . and, it gets
better. . , Caroline County is about ready to explode with literally thousands
of platted approved lots on the books in various stages of development.
The Thornburg Phenomenon—
Because of a lack of existing services
available to the areas mentioned, every work day there
are 4 rush hours:
-
Going to work
-
Coming home
-
Going out to “get & do” stuff
-
Coming back again
Virtually every I-95 commuter from the southern
end of Spotsylvania County passes by our location. . , and often four times
a day!
